You've all heard the term, but what is a Section 32? A Section 32 (AKA Vendor's Statement) is a legal document that discloses certain information about the property by the Vendor to the Purchaser. It includes:
• The vendor’s name • The title and plan • Information regarding building works done in the past 7 years • Particulars of any mortgages over the land • Information regarding covenants, easements and any other restrictions on title • planning & zoning information • Details of the amount of council & water rates (and owners corporation where applicable) payable • Disclosure of any notices or orders issued by the relevant authorities • access to the property by road and
• Information on services not connected to the property • and much more sometimes (too much to fit here) !!

Have you ever spill water on your fabric sofa?
Rule of the thumb - always try to blot as much as spillage when fabric is still wet form the original spill. The more you blot, the higher your change of not creating water ring on the fabric when it dries🙌🏼
